The Glenelg Esplanade Project That Broke A 20-Year Beachfront Drought

It’s the first new absolute beachfront apartment development in Glenelg for more than 20 years.

8 South Esplanade overlooks one of Adelaide’s best beaches in one of the city’s most tightly held residential precincts, about 200 metres south of Moseley Square. It will comprise 52 world-class apartments over 12 levels. A Porte-cochère, ocean facing indoor pool and a resident’s private gymnasium will all be key features of the building.

Nearby are the restaurants, shops, cinemas and supermarkets on Jetty Road while residents will also have convenient access to the CBD via Anzac Highway, tram or bus and easy access to Adelaide Airport for frequent travellers. The Holdfast Shores Marina and Patawalonga basin are nearby and offer moorings for yacht owners.

About the project

The $75 million 8 South Esplanade project is an amalgamation of  7 & 8 South Esplanade, Glenelg, which is acknowledged as one of Adelaide’s premier coastal addresses.

8 South Esplanade was created to become Adelaide’s offering of contemporary residential accommodation, incorporating sustainable design initiatives, responding to the coastal location and the area’s history. The project originally proposed 63 apartments, but was eventually reduced to the current offering of 52, which have seen major sales success over the months.

According to the development proposal, the project was designed with three key considerations:

  • Podium design – creating a scale relationship to Seafield Tower.
  • Southern neighbour (apartment building) setbacks and height.
  • Overall building height relationship to other tall buildings in the immediate precinct.

“The building has two main components – the podium and the tower. The podium height is set to provide a height relationship with Seafield Tower. The solid to void ratio, detail and colour are designed to create a dialogue between the two,” the proposal said.

“The tower is predominately glass promoting transparency with extensive balconies providing outdoor areas and shading. The form is contemporary with cues relating to its coastal location.

“Fluidity and movement through changing floor plates and external detailing are a response to the building’s coastal location. The east facade of the building has a considerable set back from the St Johns Row and its lower scale neighbours and incorporates extensive green walls and roof and balcony gardens to soften the building’s appearance.

“The accommodation reflects contemporary residential needs with a variety of designs in one, two and three bedroom formats and large outdoor balcony spaces reflecting our climate and lifestyle. The ground floor contains the semi public spaces allowing good visual permeability and surveillance to South Esplanade.”

It has been made very clear that 8 South Esplanade intends on having a close relationship with the area’s heritage. Sharing Glenelg is the State Heritage-listed Seafield Tower mansion, which was originally built in 874 as two attached residences. Designed by Thomas English, the tower was built as a holiday house for important South Australian figures – Sir Henry Ayers and Sir Thomas Elder. From that point onward Seafield Tower has represented the lifestyle of the State’s nineteenth century aristocracy until it was finally divided into flats and became a holiday destination as its main function.

The developers declared last year that 8 South Esplanade would not only be built to harmonise with Seafield Tower’s height and heritage-listed elements, but also contribute to the old building’s restoration costs with some of the money made from 8 South Esplanade apartment sales. More than $1 million is expected to be spent restoring the 1870 former beach home of Ayers and Elder, along with the creation of a new pedestrian walkway which opens the seafront to rear access from St Johns Row.

8 South Esplanade will release two penthouses later this year, which will offer 270 degree views from the Adelaide Hills along the length of the Adelaide coastline.

Chasecrown Director and project architect Louis Kanellos said the quality of the design and build of 8 South Esplanade will set a new benchmark for apartment living in South Australia.

“We anticipate the project’s success will spark further high quality development along the coast,” said Mr Kanellos.

Work will start later this year on construction of the boutique apartment development. The project is expected to create up to 200 jobs during construction.
